Condominum HOA Repair Coordination

Culver Architects has extensive experience with condominium repair, rebuilding and improvements. We have designed, permitted, and provided site observation services to ensure that the work was performed correctly and approve verified contractor payment requests to ensure that they were not over-paid for any portion of the work. 


We have successfully created drawings for a 532-unit condominium complex with extensive structural damage to exterior walkways, staircases, and exposed timber balconies. We do this efficiently, with standardized details that are like a “kit of parts” to be selected depending on the circumstances discovered at each part of the complex. This saves time, money, and the need to do additional permit approvals during the course of the work.


We are currently working on a 40-year old 144-unit beachfront condominium and have already saved the HOA more than a million dollars by clearly identifying the sources of the leaks into their parking structure through the concrete podium and taking appropriate action to remedy the leaks. This part of the project was budgeted by a reputable contractor to be $1.3M and is now being bid between $130K and $180K.
